Terms & Conditions of renting from So Cal Hot Properties We
thank you for thinking of us for your next vacation lodging.
Please read the following terms. To secure your dates a 30%
deposit is required and full payment is due 60 days prior to
check in. So Cal Hot Properties reserves the right to
cancel a reservation within 48 hours of receiving it. You
must be 25 years of age to book a property and we have a 3 day
minimum. Any bookings made through the web site are pending
until they are accepted by the owner and a signed copy of the
contract is received along with a copy of the drivers license.
If your booking is not accepted we will refund your account
ASAP. If you wish to book within 60 days full payment is due
at the time of bookings. Their is a $125 cancellation fee for cancellations
received 60 days prior to check. All bookings are
final and there are no refunds for cancellations 60 days prior
to your check in date so we suggest looking that you insure your
trip with AIG
(for only 7% of your rent everyone in your group is insured) in
case you need to cancel. For more information about standard vacation rental policies please click

or give us a call. A deposit holds your booking, and there are additional fee's (ex. cleaning, processing and applicable
taxes) that are quoted by the web site but may change or be less
(ex. if you pay by check the 3% credit card fee is removed).
Fee's vary by each property. Please see properties description for more information. Excessive
Damages: Your credit
card can be used to pay for damages. You
have paid for light cleaning but if the house requires heavy
cleaning you will be charged extra. Heavy cleaning is for
example, when wiping down hardwood floors it is not good enough
and it needs a Professional cleaning due to spills and or
damage. Security Deposit Protection provides you with peace of
mind, giving you up to $1,500.00 worth of coverage against
accidental damage. However, the guest is fully liable for any
malicious damage, damage due to gross neglect or misuse of the
property, and/or need for excessive cleaning. Costs incurred for
the repair or cleaning of any such abuse to the property, will
be charged against the guests credit card and such charge will
be preauthorized.
Cancellation: If there is a chance you need to
cancel we recommend getting the Travel Insurance form AIG to
cover your trip. It is only 7% of the price of your vacation and
covers everyone in your group for almost everything. You can
read the details by clicking on the AIG link on the top left of
our home page. There is a $125.00 cancellation fee for any
cancellation notification received more than 60 days prior to
occupancy. There are no refunds if the reservation is canceled
less than 60 days prior to the arrival date.
No Parties: No
parties/ gatherings without permission or excessive noise
allowed or you will forfeit andy charges or preauthorization's
put against your credit card. This means no extra people than
the people in your group listed above.
Deposit: A deposit of 30% of the total due must
be paid in order to confirm your reservation. You must show
proof that you are 25 years of age in order to rent and be a
guest staying at the property during the rental period and
provide a clear copy of said persons ID before the booking
is final. The guest is responsible for all damages and excessive
cleaning of the unit caused by the group. Payment in full is due
60 days prior to your check in. If Payment is not received 45
days prior to check in your credit card will be charged in full.
Rates: Rates are subject to change and
applicable taxes. Your booking must be confirmed with So Cal Hot
Properties before it can be accepted.
